Apple Expands Hyderabad Tech Hub with 64,125 sq ft Lease at WaveRock, Signaling Strategic Engineering Commitment

Apple India has strengthened its operational base in Hyderabad by securing an additional 64,125 square feet of office space in WaveRock Tower 2.1, Nanakramguda. The five-year lease commenced on July 1, 2025, at a monthly rent of ₹80.15 lakh, amounting to ₹125 per square foot—comprising ₹74.18 for warm-shell rent and ₹50.82 for fit-out rent. The lease also includes a 3-year lock-in period, annual rent escalation of 4.77%, and a hefty ₹4.8 crore security deposit.

This addition further expands Apple’s total space at WaveRock beyond 500,000 square feet, affirming the site’s significance for software, geospatial engineering, and Apple Maps development.
